Situated in a magnificent 9,000 acres of the most spectacular Perthshire countryside, the Kinnaird Estate comprises the original Edwardian mansion, now a luxury hotel, and eight charmingly furnished, individually styled cottages, located at secluded spots around the estate. The house, parts of which date back to the 1770's, has been furnished almost entirely with fine and rare pieces of antique furniture, china and pictures. There are nine guest bedrooms, each one uniquely furnished and with its own luxuriously appointed bathroom. The Fishings The Estate has the fishing on both Lower and Upper Kinnaird, the upper beat lying above the Tay / Tummel junction. Lower Kinnaird is one of the most prestigious and prolific middle Tay beats, ranking alongside Islamouth and Murthly. It extends over 2 miles of double bank fishing from the Tay / Tummel junction to Dalguise, with 13 named pools, and a current five year average of approximately 150 fish. Lower Kinnaird is characterised by its open gravelly pools, and provides some of the best fly water on the Tay. The beat has in the past produced a number of fish over 40lbs, and includes two of only 23 fish of 50lbs and over recorded on the whole of the Tay system. Some of these magnificent fish are displayed in the billiard room at Kinnaird. With nearly 300 fish, the 2006 season at Kinnaird has been one of the best for a number of years, almost doubling the 2005 season's tally.
